FAQ - Buying a Home
Buying a home is an exciting milestone, whether it's your first home or your next. Here are answers to some of the most common questions buyers ask.
-
Yes, getting pre-approved is a great first step.
It helps you understand your budget early, gives you confidence while shopping, and can make the offer process smoother when the right home comes along.
It also helps narrow your search to homes that fit comfortably within your price range.
It’s a great way to start the home search feeling informed, confident, and ready when the right home comes along.
-
There’s no perfect time to buy, only the right time for you.
Market conditions are always changing, but what matters most is your budget, your goals, and your timeline. If you're financially ready and planning for the long term, buying can still be a great opportunity regardless of headlines or market shifts.
If you're unsure, I’m always happy to talk through your options and help you decide what feels right.
-
The best place to start is with a mortgage pre-approval. This helps you understand what you may qualify for and what monthly payment feels comfortable for your lifestyle.
Beyond the purchase price, it’s also important to factor in property taxes, utilities, insurance, maintenance, and, if applicable condo fees.
If you're just getting started, I’m always happy to connect you with a trusted mortgage professional and help you understand what feels comfortable for your budget and lifestyle
-
The amount of down payment you’ll need depends on the purchase price of the home and your financing. In many cases, buyers can purchase with as little as 5% down, but every situation is a little different.
If you’re just getting started and aren’t sure what you’ll need, I’m always happy to help point you in the right direction and connect you with a trusted mortgage professional to walk through the numbers.
-
Choosing the right neighbourhood is about more than the home itself, it’s about how you want to live.
Things like commute time, schools, walkability, amenities, community feel, lot size, and home style all play a role.
Whether you're looking in London, Strathroy, Komoka, Kilworth or nearby communities, I’m always happy to help you explore different areas and find the right fit for your lifestyle and goals.
-
There’s no magic number.
Some buyers find the right home after seeing just a few properties, while others take a little longer to find the right fit. The goal isn’t to see as many homes as possible, it’s to understand what’s important to you and recognize the right opportunity when it comes along.
As we view homes together, you'll quickly get a better sense of what you like, what you don't, and what features matter most to you.
When the right home comes along, you'll feel more confident making a decision because you'll have something to compare it to.
-
Once your offer is accepted, there are still a few important steps before you get the keys.
Depending on the terms of the agreement, this may include things like a home inspection, mortgage approval, reviewing condo documents, etc.
I help guide my clients through each step of the process so there are no surprises along the way. My goal is to make sure you feel informed, comfortable, and confident from the day your offer is accepted right through to closing day.
-
Your deposit becomes part of the funds used to purchase your home. Your lawyer coordinates all of the money required to complete the transaction, including your deposit, mortgage funds, and the remaining balance.
-
Accidental damage could potentially happen during a move.
The good news is that you have a team working for you. If something gets damaged, I'll first work with the listing agent to help resolve the issue as quickly and smoothly as possible. If we're unable to reach a resolution, your lawyer and the seller's lawyer can work together to determine the next steps.
My goal is to help make the process as smooth and stress-free as possible, from the day your offer is accepted right through to closing.
FAQ - Selling Your Home
Thinking about selling? Here are answers to common questions about pricing, preparing your home, and what to expect throughout the selling process.
-
Your home’s value depends on a number of factors, including location, size, condition, updates, lot characteristics, and what similar homes in your area have recently sold for.
Online estimates can be a helpful starting point, but they don’t always capture the details that make your home unique.
If you’re curious about what your home may be worth in today’s market in London, Strathroy, or the surrounding area, I’d be happy to take a look and provide some helpful insight, no pressure, just information to help you understand your options.
-
Every home sale is different. Timing can depend on things like price, location, condition, buyer demand, and current market conditions.
Some homes sell very quickly, while others take a little more time, and that’s completely normal.
My goal is always to help position your home well from the beginning with the right pricing, presentation, and marketing strategy to give it the strongest possible start when it hits the market
-
Before listing, the best place to start is with the basics: decluttering, tidying up, and taking care of any small touch-ups that will help your home show at its best.
Sometimes that means fresh paint or minor repairs. Other times it’s simply rearranging furniture, improving curb appeal, or preparing for photos.
Every home is different, which is why I like to walk through it together and create a plan based on your property, your timeline, and what will make the biggest impact.
-
Although listing with only one photo is possible, I don't recommend it. Here are a few reasons:
Fewer buyers will click on the listing
Buyers may think something is being hidden
The property may appear less desirable
The listing will attract less attention
We would miss some of the initial online interest from buyers
FAQ - Condo Buying & Selling
Buying or selling a condo comes with a few unique considerations. Here are answers to some common condo-related questions.
-
A condo means you own your individual unit while sharing ownership of common spaces like hallways, amenities, landscaping, or exterior spaces. Condo fees help maintain those shared areas and can sometimes include utilities like heating, cooling, or water depending on the building.
A freehold home usually means you own both the home and the land, which often comes with a little more responsibility for maintenance and upkeep.
Both can be great options, it really comes down to your lifestyle, budget, and how you want to live day to day.
-
Condo fees can be worth it, it just depends on the building and what’s included.
In some condo buildings, utilities like heating, cooling, or water may also be included, which can add extra value depending on the building.
Condo fees often contribute toward things like building maintenance, insurance, snow removal, landscaping, amenities, and reserve fund contributions. Every condo corporation is a little different, so it’s important to understand what the fees cover and how the building is managed.
If you’re considering condo living, I’m always happy to help review the details and make sure you feel informed before making a decision.
Condo living can be a great fit for many buyers especially those looking for low-maintenance living, amenities, or a lock-and-leave lifestyle.
-
Ordering a status certificate for Listing is optional.
The advantage is that it's a proactive step that can help the sale move more smoothly and efficiently by having the documents ready for interested buyers.
